Indesco has been working with Canberra Town Planning, Front Architects and Redbox Design Group to prepare the Estate Development Plan and detailed design for the redevelopment of this former public housing site.
This site includes heritage listed structures, numerous registered and regulated trees, traffic limitations and hydraulic infrastructure constraints. The site is also subject to detailed coordination with the NCA in order to deliver on the Northbourne Avenue corridor vision.
Formerly the Owen and Lyneham Flats, the redeveloped site is subject to Mixed Use zoning and will contain residential and minor commercial land uses. Relevant to this project, the design team has focused on creating active travel corridors by enabling pedestrian friendly streets running parallel to Northbourne Avenue.
This development consists of 160 residential units plus commercial spaces positioned over two levels of basement car parking. Vertical elements involved the design of precast walls throughout the building, and Dincel core walls to maintain speed and to ease construction. All suspended slabs were designed as post-tensioned slabs, with the roof a combination of light weight steel framing and post-tensioned concrete.
