Calderwood Valley is set to be one of the largest master-planned communities in the Illawarra region, with 609 hectares providing around 4,800 homes for an estimated 12,500 residents. The community will comprise everything from parks, playgrounds, shops and restaurants, to schools, childcare and community centres.
Indesco is managing the delivery of civil engineering services including concept layout, Development Application (DA) and Construction Certificate (CC) for the detailed design of over 197 standard residential lots and 14 super lots.
Along with the residential homes, Town Centre South will also include a local park, water quality/stormwater basins and road infrastructure. The road infrastructure will include the extension of Brotheridge Avenue (major collector) to Calderwood Road, upgrade of Calderwood Road from the intersection of Escarpment Drive to the second order water course (including a culvert crossing) and two roundabouts for both the proposed Calderwood Road intersections.
Critical constraints include working the lot layout around the recently constructed Escarpment Drive, existing Calderwood Road and Methodist Cemetery/District Park.
Indesco are working with the Lendlease delivery team to ensure that the DA submission not only optimises the development lot yield but also provides a high percentage of east west facing lots and solar amenity for the future owners.
